Recent Expedia Changes Increases Fees For Both Travelers and Homeowners!

In a stunning disclosure, Expedia (who owns VRBO/HomeAway) revealed its newest method for greater control of vacation rental homes and their owners. Expedia disclosed its plan at a recent industry software conference this past September.
Expedia will use pre-determined algorithms to force homeowners into reducing their stated rental rates. In other words, Expedia will determine the owners’ rates. These algorithms will sort “like” homes based on rates and suggest to vacation rental homeowners the “correct” nightly rate for their properties. If an owner doesn’t comply with Expedia’s rates, the listing will drop in rank, decreasing its exposure to potential renters. Effectively, the owner gets penalized.
Melissa Palmeri, owner of the new statewide listing site NewYorkRentalByOwner.com explained, “Expedia first began with charging travelers an outrageous ‘booking fee’ of 10% to 15% and then forced homeowners like me into online booking and their rental policies. They are now telling us what we should be charging. I think we all know the reasons for why a similar home may demand more or less rent. Once again, Expedia is limiting a homeowner’s ability to run their business the way she/he wants to run it.”
In July 2017, Palmeri joined a growing network of national vacation rental sites to create New York Rental By Owner. The site has all the functionality of HomeAway/VRBO, and even a few add-ons that are better and offer home-away-from-home accommodations for families, couples, and singles. Ms. Palmeri said her site “is purely and simply a listing site that brings travelers and homeowners together.”
